中國建筑智能化市場發展概況
根據《智能(neng)(neng)建(jian)筑(zhu)設計標準》的(de)定義(yi):智能(neng)(neng)建(jian)筑(zhu)是以建(jian)筑(zhu)物為平臺(tai),兼備信(xin)息設施系統(tong)(tong)、信(xin)息化應用系統(tong)(tong)、建(jian)筑(zhu)設備管理系統(tong)(tong)、公共安全(quan)(quan)系統(tong)(tong)等,集結構(gou)、系統(tong)(tong)、服務、管理及其優化組合(he)為一(yi)體(ti),向人們提供安全(quan)(quan)、高效、便(bian)捷、節能(neng)(neng)、環(huan)保、健康(kang)的(de)建(jian)筑(zhu)環(huan)境(jing)。
智能(neng)(neng)建(jian)(jian)筑(zhu)(zhu)工(gong)(gong)(gong)(gong)程一般按施工(gong)(gong)(gong)(gong)順序可分為四個階段:土建(jian)(jian)工(gong)(gong)(gong)(gong)程、機電工(gong)(gong)(gong)(gong)程、建(jian)(jian)筑(zhu)(zhu)智能(neng)(neng)化(hua)工(gong)(gong)(gong)(gong)程、裝(zhuang)(zhuang)(zhuang)飾裝(zhuang)(zhuang)(zhuang)修工(gong)(gong)(gong)(gong)程。其中(zhong)建(jian)(jian)筑(zhu)(zhu)智能(neng)(neng)化(hua)工(gong)(gong)(gong)(gong)程處于第(di)三(san)階段。在施工(gong)(gong)(gong)(gong)過程中(zhong),建(jian)(jian)筑(zhu)(zhu)智能(neng)(neng)化(hua)工(gong)(gong)(gong)(gong)程的建(jian)(jian)設(she)穿插于土建(jian)(jian)工(gong)(gong)(gong)(gong)程、機電工(gong)(gong)(gong)(gong)程和裝(zhuang)(zhuang)(zhuang)飾裝(zhuang)(zhuang)(zhuang)修工(gong)(gong)(gong)(gong)程,各工(gong)(gong)(gong)(gong)程配合時機必須通過建(jian)(jian)立工(gong)(gong)(gong)(gong)程進度表和協調機制(zhi)的方(fang)式進行(xing)管理(li)和檢查,以保(bao)證工(gong)(gong)(gong)(gong)程質量并達(da)到設(she)計目標。
建(jian)(jian)(jian)(jian)筑(zhu)智(zhi)能化(hua)的(de)(de)(de)(de)(de)市(shi)場(chang)(chang)需求(qiu)主(zhu)要由(you)兩部分(fen)組成:一(yi)是新建(jian)(jian)(jian)(jian)建(jian)(jian)(jian)(jian)筑(zhu)的(de)(de)(de)(de)(de)智(zhi)能化(hua)技(ji)術應用,二(er)是既有建(jian)(jian)(jian)(jian)筑(zhu)的(de)(de)(de)(de)(de)智(zhi)能化(hua)改(gai)造。新增建(jian)(jian)(jian)(jian)筑(zhu)面積對建(jian)(jian)(jian)(jian)筑(zhu)智(zhi)能化(hua)行業(ye)的(de)(de)(de)(de)(de)市(shi)場(chang)(chang)需求(qiu)影響較大,占據了市(shi)場(chang)(chang)的(de)(de)(de)(de)(de)主(zhu)要需求(qiu)。我(wo)國(guo)正處在(zai)大規模城市(shi)化(hua)建(jian)(jian)(jian)(jian)設階段,作為國(guo)家(jia)主(zhu)要的(de)(de)(de)(de)(de)經濟支(zhi)柱產業(ye),建(jian)(jian)(jian)(jian)筑(zhu)業(ye)在(zai)國(guo)家(jia)拉動內需政策(ce)的(de)(de)(de)(de)(de)持續實施、中心城市(shi)的(de)(de)(de)(de)(de)建(jian)(jian)(jian)(jian)設和(he)城鎮化(hua)戰略的(de)(de)(de)(de)(de)推(tui)進下一(yi)直(zhi)保持較快增長。
既有(you)(you)(you)(you)建筑(zhu)的(de)智(zhi)能化改(gai)(gai)(gai)造(zao)市(shi)場巨大。數據顯示,在既有(you)(you)(you)(you)建筑(zhu)中,20052011年期(qi)間新(xin)建建筑(zhu)具(ju)備智(zhi)能建筑(zhu)的(de)面(mian)積約(yue)有(you)(you)(you)(you)22.18億(yi)m2,同(tong)期(qi)智(zhi)能改(gai)(gai)(gai)造(zao)面(mian)積約(yue)有(you)(you)(you)(you)4億(yi)m2,我(wo)們粗略估計(ji)總共(gong)有(you)(you)(you)(you)28億(yi)m2具(ju)備智(zhi)能化。智(zhi)能化的(de)單位成本(ben)為(wei)120元/m2進行測算(suan),500億(yi)m2既有(you)(you)(you)(you)建筑(zhu)智(zhi)能改(gai)(gai)(gai)造(zao)市(shi)場規(gui)模(mo)(mo)將達到6萬(wan)(wan)億(yi)元。如(ru)果我(wo)們排除農村居(ju)民(min)建筑(zhu)約(yue)257.29億(yi)m2,則既有(you)(you)(you)(you)建筑(zhu)智(zhi)能改(gai)(gai)(gai)造(zao)的(de)市(shi)場規(gui)模(mo)(mo)也有(you)(you)(you)(you)2.91萬(wan)(wan)億(yi)元。如(ru)果僅考慮(lv)對公共(gong)建筑(zhu)的(de)智(zhi)能改(gai)(gai)(gai)造(zao),公共(gong)建筑(zhu)的(de)面(mian)積約(yue)114億(yi)m2,對應的(de)既有(you)(you)(you)(you)建筑(zhu)智(zhi)能改(gai)(gai)(gai)造(zao)的(de)市(shi)場規(gui)模(mo)(mo)約(yue)有(you)(you)(you)(you)1.37萬(wan)(wan)億(yi)元。
新(xin)建(jian)建(jian)筑(zhu)智能(neng)(neng)化(hua)市場(chang)乃將(jiang)高速增(zeng)(zeng)長(chang)。“十二五”期間全(quan)國(guo)建(jian)筑(zhu)業(ye)總產(chan)值、增(zeng)(zeng)加(jia)值將(jiang)年(nian)均增(zeng)(zeng)長(chang)15%以上(shang),這樣我們(men)假定(ding)新(xin)增(zeng)(zeng)建(jian)筑(zhu)面(mian)積(ji)也維持(chi)在(zai)10%左右的增(zeng)(zeng)長(chang)假定(ding)依(yi)據:其一,20052011年(nian)間的平均增(zeng)(zeng)長(chang)率為(wei)11%,其二為(wei)建(jian)筑(zhu)業(ye)的產(chan)值由部(bu)分是通過價格(ge)上(shang)漲(zhang)來體現(xian),則20122015年(nian)新(xin)增(zeng)(zeng)建(jian)筑(zhu)面(mian)積(ji)達到156.07億(yi)m2,如(ru)果該新(xin)增(zeng)(zeng)建(jian)筑(zhu)全(quan)部(bu)具有智能(neng)(neng)建(jian)筑(zhu)需(xu)求(qiu),則市場(chang)需(xu)求(qiu)將(jiang)達到1.87萬億(yi)元(yuan),在(zai)新(xin)建(jian)建(jian)筑(zhu)智能(neng)(neng)化(hua)占比中,美國(guo)為(wei)70%,日本為(wei)60%,我們(men)保守假定(ding)未來25%具備智能(neng)(neng)化(hua),市場(chang)需(xu)求(qiu)為(wei)4682.07億(yi)元(yuan)。
建筑智(zhi)能(neng)(neng)(neng)化從根本上(shang)講(jiang)就是建筑節(jie)能(neng)(neng)(neng)的(de)一種方式。“十二(er)五(wu)”期間國家大力推動(dong)建筑節(jie)能(neng)(neng)(neng)的(de)大環境下,建筑智(zhi)能(neng)(neng)(neng)化行(xing)業將迎來(lai)又一輪的(de)發(fa)展高(gao)峰。巨(ju)大的(de)市場空(kong)間,加上(shang)利(li)好的(de)節(jie)能(neng)(neng)(neng)政策,建筑智(zhi)能(neng)(neng)(neng)化企業發(fa)展的(de)黃(huang)金(jin)時期已經到來(lai)。
